Our standard hire period is 6 paid weeks, which covers the full duration of most sales campaigns. To give you added flexibility and peace of mind, we also provide an additional 2 complimentary weeks at no extra cost. This ensures your property remains beautifully styled through photography, open homes, private inspections, and any extended negotiation periods.
This 8-week total hire window is designed to support a smooth and stress-free campaign, however please note that hire terms are subject to change based on seasonal demand or operational requirements.

Our pricing structure is intentionally simple, allowing us to provide an accurate quote without needing to view the property first. We guarantee a written quote within 24 hours of your enquiry.
Once you approve the quote, we will schedule a pre-install site visit to walk through the property, confirm details, and finalise the styling plan to ensure a smooth installation on the day.

Once you’ve received your quote and reviewed our work to ensure our style and quality align with your expectations, simply contact us via email, text, or phone to confirm you’d like to proceed. We will then organise your booking paperwork and schedule a pre-install site visit to finalise details and prepare for a seamless installation.
As part of this process, we also liaise directly with your real estate agent to ensure our styling aligns with their proposed marketing strategy and photography schedule, creating a cohesive and well-timed campaign.

If your property sells before installation, we’ll be absolutely delighted for you. Provided we receive 24 hours’ notice of cancellation, we will issue a full refund.
We often have a waitlist, so there is no inconvenience to us — we’re simply pleased your campaign achieved such a great outcome.

We are a full-service provider, and our talented stylists curate all furniture and décor selections to ensure your property is styled to maximise buyer interest. They have full creative licence to choose pieces that best complement your home’s layout, architecture, and target market.
As our focus is on creating a cohesive, market-driven presentation, we don’t cater for personal furniture preferences or individual style choices. This allows us to deliver a polished, professionally designed result that appeals to the widest range of potential buyers.

Once our team arrives onsite, the transformation happens surprisingly quickly; usually just a couple of hours to fully furnish and style your home so it’s ready for photographers and potential buyers.
We spend the morning at our warehouse carefully selecting pieces, preparing your furniture, and loading the trucks. Our team generally arrives around lunchtime, and we aim to have your property beautifully photo-ready after 4pm on staging days.

Absolutely! we believe every space should look amazing. Our goal is to create a cohesive, inviting flow throughout the entire property, ensuring every room appeals to potential buyers.
Sometimes the smallest person in the family has the biggest influence on the decision-making, so we make sure every space feels considered, welcoming, and beautifully styled.

Before we arrive, all trades and maintenance work should be fully completed. This includes any painting, carpentry, flooring, electrical work, and a thorough clean to ensure the home is ready for styling.
For security, please ensure there are window coverings on the front-facing rooms, especially if the property will be vacant.
If your home has been a long-term rental, it’s also a good idea to have the locks re-keyed for peace of mind before staging and open inspections begin.

Yes! Staging can make a significant difference. A beautifully styled home helps create an emotional connection with potential buyers, allowing them to picture themselves living in the space.
Industry studies consistently show that staged homes sell faster and often achieve a higher sale price than comparable unstaged properties. By presenting your home at its absolute best, staging helps maximise both interest and impact throughout your sales campaign.

Yes, you can absolutely live in your home while it is staged. We simply require prior notice of occupancy before installation, as lived-in staging follows different processes and insurance requirements to ensure everything is handled safely and professionally.
We do have a strict NO cat policy, and we ask that all furniture and décor items are well looked after throughout the hire period so they remain in excellent condition for future campaigns.

Picture This Properties will stay in touch with you throughout your hire period. Toward the end of your campaign, you’ll receive an email from us checking in on your progress and outlining your options moving forward. We will also advise whether we’re able to offer any complimentary hire extensions, depending on availability at the time.
If you need the staging for longer, you can choose to extend the hire on a weekly basis or opt for a further 8-week campaign. We’ll walk you through the options and ensure everything is arranged smoothly so your home continues to present beautifully while on the market.

Our team hangs artwork using small but strong gold picture hooks that provide a secure and professional finish. We don’t use adhesive or stick-on products, as these often fail and can cause damage to walls or artwork.
These gold hooks remain in place after we collect the furniture, as they become part of the home’s fixtures and fittings. They are small, discreet, and often very handy for the new owners, who can use them to hang their own artwork once they move in.
While we don’t remove or patch/paint walls after staging, we’re always happy to offer guidance if you need advice on managing the hooks later on.

We kindly request that the property is vacant during the staging process. This includes owners, agents, tradespeople, and pets. An empty home allows our team the necessary space and time to move furniture safely, complete the styling efficiently, and ensure the highest-quality presentation.
Once staging is complete, you are welcome to return and view the home exactly as a buyer would at their first inspection—seeing the full transformation in its finished, uninterrupted state.
You can rest assured that our team will manage the process professionally while you await the reveal.

I have new flooring — is there anything I should be aware of during staging? For safety reasons, our team is unable to remove their shoes during installation or collection. We understand that new flooring is precious, and our team is always respectful of every home we work in. If notified in advance, we can take additional precautions such as applying protective caps to furniture legs and using soft blankets or padding in high-traffic areas to help protect your floors while furniture is being placed.
It’s also important to note that new timber floors can lighten or bleach unevenly under furniture or rugs before the timber has fully aged and cured. This colour variation is caused by sunlight exposure, and while it is a natural process, it is not something Picture This Properties can prevent or correct. We recommend discussing curing times and protective options with your flooring professional if you have concerns.

At Picture This Properties, we love pets, and you can absolutely have staging in a home where pets are living. We simply ask that all lived-in properties take care to keep pets off the furniture and ensure they don’t scratch, chew, or damage any items, as our pieces must remain in excellent condition for future campaigns.
We do have a strict no-cat policy for lived-in staging due to the higher risk of damage. Dogs, however, are perfectly fine, provided they are managed respectfully around the furniture.
We want both your home and your pets to remain comfortable throughout the process, and we’re happy to work with you to make sure everything runs smoothly.

Yes, you are welcome to use some of your own furniture in conjunction with ours. However, it’s important to note that mixing different styles can sometimes create an eclectic look, which may not always achieve the cohesive presentation needed for the strongest market appeal. In some cases, depending on the package required to fill the gaps, using your own pieces may not reduce the overall cost.
We encourage you to chat with your stylist about the viability of keeping your furniture or placing certain items into storage. Together, we can work out the best plan to present your home at its absolute best for photography and buyer inspections.

Picture This Properties works closely with real estate agents and often receives current photos, floorplans, or comprehensive videos of the property, which are usually sufficient for quoting and planning. If the online photos are recent and the fixtures, fittings, and layout haven’t changed, we can rely on these as well.
A member of our team will visit the property beforehand if:
we need clearer and up-to-date imagery
the home is lived in and we need to work around existing furniture, or
the property has an unusual or complex floor plan that requires in-person assessment.
Once your quote is approved, we will schedule a pre-install site visit (if required) to ensure all details are correct before staging day.
